6/21-23 Berry Grove Menai 3 bed townhouse, 2 bath, 2 car, Onsite Auction 3:30 pm. Search Price $1,100,000, 23 days on the market for sale. SOLD $1,220,000 at Auction
199A Fowler Road Illawong 6 bed house, 5 bathrooms, 2 car, pool, 2,055 land. Was scheduled for auction today but has been moved to next week in rooms 31st May. It's a Mortgagee in possession sale.
27 Barnes Crescent Menai 6 bed house, 2 bath, 2 car, 999 sqm. Originally listed as an auction, scheduled on-site Saturday, 27th May. Search price $2,250,000. On the market for sale for 22 days, SOLD 2,550,000.

13 Bluegum Way Menai 3 bed townhouse, 1 bath, 1 car. Private Treaty campaign, search price $900,000, 11 days on the market for sale. SOLD $980,000
28 Marsden Road Barden Ridge 5 bed house, 2 bath, 2 car, spa, 607 land. Auction Campaign, scheduled for today, but sold during the week. Search price was $1,500,000, 17 days on the market for sale. SOLD $1,630,000
94 Yates Road Bangor 4 bed house, 3 bath, 2 car, pool, 784 land. This home was originally sold in July 2022 for $1,675,000. The owners purchased the home with 5 bedrooms, fully renovated it, made it four bedrooms, and paid stamp duty. It resulted in a sizable loss. Last advertised with a price range of $1,600,000 - $1,650,000, 174 days on the market for sale. SOLD $1,600,000.
26 Berry Grove Menai 5 bed house, 2 bath, 2 car, pool, 702 land. Originally listed as an auction, search price of $1,800,000, 14 days on the market for sale. SOLD $1,975,000.
42A Carter Road Menai 3 bed house, 2 bath, 1 car, 280 land. Originally listed as an auction, passed in, fortnight later sold. Last advertised with an asking price of $1,175,000, 38 days on the market for sale. SOLD $1,100,000.
There's been some interesting case studies come to light this week. 94 Yates Road Bangor was evidence that the market has changed since that home was purchased 11 months ago to being resold yesterday. 158 David Road Barden Ridge was a Mortgagee Sale that sold and settled in April 2023 for $1,510,000. It's been relisted for sale not even 1 month after the owners settled. This will be interesting to see the result.
Withdrawn this week was a home at 2 Mathews Place Menai. It was for sale with an agency from Bankstown. 4 Bed house, 2 bath, 2 car, pool, 580 land. Search price was $1,500,000, 13 days on the market for sale and now withdrawn.

Week Ending Saturday 20th May.....
The number of properties for sale has jumped 30% this week. We're seeing an increase in listings off-market and short-selling. This indicates sellers are motivated and realistic about selling.

Saturday 20th, 35 The Woods Circuit Menai, 4 bed house, 2 bath, 2 car, pool, 605 sqm. Listed as an auction, search price of $1,400,000. Passed in highest bid, $1,450,000. Vendor Bid $1,500,000, Reserve was $1,595,000. SOLD $1,500,000 after auction, before midnight under auction terms and conditions. 23 days on the market for sale.

12/31 Mina Road Menai, 4 bed townhouse, 2 bath, 2 car. Listed without an asking price, search price $1,100,000. SOLD $1,300,000, 5 days on the market for sale.
14 Kinsella Street Illawong, 4 bed house, 2 bath, 3 car, pool, 715 sqm. Sold off-market $1,800,000.
