Ensuring the property is left in the appropriate condition helps create a smooth transition for everyone involved.

Tenants moving out of a rental property need to:
- Return the property to the condition as recorded on the Entry Condition Report.
- If pets have been at the property, then a professional flea treatment and professional carpet cleaning will need to be completed prior to the handover of the keys.
- If there is a pool at the property that you are responsible for, it will need to be cleaned to the standard of when you moved in.
- Any outstanding money including rent up to the handover date, water invoices or other invoices will need to be finalised before you hand over the property.
- All keys and access remotes or cards will need to be returned.
- A forwarding address needs to be supplied before you move out.
- Cancel any automated direct deposit payments you set up to pay rent, as we cannot do this on your behalf.
- Cancel your electricity account or arrange for it to be transferred.
- Redirect your mail.
Moving can be a busy time, and we recommend engaging a professional cleaner to ensure the property is returned in a satisfactory condition. Please request a "Full End of Lease Clean, including blinds and wall wash," and provide the contractor with the {Cleaning Checklist.pdf}. The completed checklist and the cleaner's business card are to be left at the property upon completion of the clean.

Keys are to be returned to our office: Building G, First Floor, 5-29 Carter Road, Menai during office hours of : Monday–Friday, 9.00am–5.00pm
If your vacate date falls on a weekend, please contact our office to arrange an alternative return time. Important: Rent will continue to be payable until all keys are returned and vacant possession provided.
Tenants have an obligation to return the property to the standard of the entry condition report, allowing only for items of fair wear and tear. The Entry Condition Report is the proper record of the condition of the property when you moved in and is the fairest record as it contains a consensus in comments between the Landlord and Tenant.
We aim to conduct the final inspection within 48 business hours of receiving your keys. If you'd like to be present during this inspection, please contact us in advance so we can coordinate a suitable time.
Your bond is held with NSW Rental Bonds and will be refunded after:
- Final inspection confirms the property is returned in a satisfactory condition
- All rent and outstanding invoices (including water usage, if applicable) are paid
- All belongings are removed from the premises and common areas
- All keys are returned
- If you're cleaning the property yourself, please refer to the attached Cleaning Checklist
- The property is returned in the same condition as received (refer to your ingoing condition report)
We kindly ask for your cooperation in allowing prospective tenants to view the property prior to your vacate date. All inspections will be arranged in consultation with you, and a team member will always attend with prospective tenants. We understand you may be packing and simply ask for your best effort to maintain presentation where possible.
